Fastest way to change rates, availability and minimum stay

Learn how to quickly change your rates, availability and minimum stay in only a few clicks

Written by Luciana Kalfić

If you initially set availability, rates, and restrictions for your property but want to update them for specific dates, you can easily and quickly do so by selecting the field on the calendar directly and adding new values.

You have a clear view of all reservations and units on your calendar, so you can edit them quickly.

When defining a price, in addition to the classic setting of a new price for a certain period, you can increase or decrease the price from the current price by a certain nominal or percentage amount.

See in the following example how we have set new availability and price; set increase and decrease of the prices on the calendar and changed the minimum stay :)

Price changes made on the calendar apply to all channels that the rate plan is mapped to. If you want to change prices for one specific channel only (e.g. Airbnb only), you need to create a separate rate plan and map it exclusively to that channel.

How to select a period for bulk editing on the calendar

When using bulk edit to change prices, availability, or minimum stay for a longer period, the order of steps matters:

  1. Click on the start date on the calendar

  2. Scroll to the last date of the desired period and click on it to confirm the range

  3. Click Save to store the selected period

  4. Only then enter the values you want to change (price, availability, minimum stay) in the editing window

When to use the Reset availability option

The Reset option is most suitable in two cases: when initially setting up availability at the start of the season, and when you want to “fix” or verify availability to make sure the values are correct.

How to use Reset:

  1. Select the period you want to edit on the calendar

  2. Choose the unit types the change applies to

  3. Under the Units for sale field, select the Reset option

  4. Save the changes

The Reset option automatically sets availability based on the number of free units on the calendar. If reservations have already been entered for the selected period, the system takes them into account and automatically reduces availability for those dates.

Reset will not automatically close availability where needed. If you want to block a specific period, manually set availability to 0 for those dates after running Reset.

You can also enter the number of free units manually, though we recommend using the Reset option as it automatically accounts for existing reservations and reduces the risk of input errors.

Warning: please do not enter more rooms/apartments to sell than you actually have in your property because you risk an overbooking by doing so.
